The median home values here are at just over one hundred and fifty three thousand dollars. That isn’t bad. Well it isn’t bad until you look at the fact that just three years ago that same average was sitting at nearly two hundred and fifty four thousand dollars. That is a one hundred thousand dollar loss or somewhere in the neighborhood of a sixty percent valuation loss in a little less than three years. Not really the kind of investment strategy that turns people into the next Donald Trump.

Things are down in value here nearly 27 percent just from last year alone and while most areas of the country showed some signs of recovery by gaining a little here and there before they fell again that has not been the case here in Lake Havasu City. The valuation curve looks just like a moderately steep ski slope in the Midwest.

These are not good numbers and certainly not the kind of news that people living in this area were hoping to see. There was hope that President Obama and his plan to revitalize the economy and thus the real estate market would have a positive impact on the Arizona area but other than a very slight slowdown in the rate of foreclosure and repossession around the beginning of 2009 things have been on a rather rapid decline downward.

As one looks at the demographic statistics for the Lake Havasu City area we see that crime overall is up and violet crime is up considerably as are the divorce and domestic violence numbers. Also we notice that unemployment is down quite a bit as is the median income in the average household with the median income being thirty six thousand five hundred dollars and only less than 15 percent of the folks making 100,000 dollars per year or more.

All of this adds up to forma rather poor picture for this area of the country and the state of Arizona and one that is going to be hard and long to get out of. When the entire state is in the fourth position in foreclosures and repossessions out of the entire country of fifty states it tells you that there are issues and forces at work here that are conspiring to make it a long drawn out process just to get back to the status quo of only two or three years prior.
